The loans most buyers use, in plain English
Conventional
A loan that follows Fannie Mae and Freddie Mac rules. It is the usual fit when your credit is solid and your income is easy to document.
FHA
Insured by the Federal Housing Administration. Flexible on credit and as little as 3.5% down, which is why a lot of first-time buyers start here.
VA
Guaranteed by the Department of Veterans Affairs, with as little as 0% down for veterans, service members and surviving spouses. If you served, this is usually the first loan we look at.
High-balance and jumbo
Financing for higher-priced homes, with one loan for the whole amount from lenders who specialize in larger loans.
What to have on hand
You don't need all of it to start. The application tells you what's missing.
- Photo ID for everyone on the loan
- Pay stubs covering the last 30 days
- W-2s for the last two years
- Bank statements for the last two months, all pages
- Self-employed? Two years of personal and business tax returns
- If you served: your DD-214 or Certificate of Eligibility
